Sale and Purchase

Whether you are buying or selling a house or a flat, making your first purchase, or downsizing later in life, we’ll get to know your individual situation and keep you informed at every step, guiding you through the process from start to finish. We’re almost as excited as you when you step over that threshold!

Lease extensions and leasehold enfranchisement

You may have two particular worries: the risk of increasing tensions, and costs.

You might be concerned that instructing a solicitor will make a tense situation worse, but this should not be the case. At HMG we are considerate, sympathetic human beings and we want you to reach an amicable solution as quickly and cost-effectively as possible, in a constructive and non-confrontational way. Acrimonious court proceedings can so often be avoided, and we try to manage that in as many cases as possible.

You might also be worried about expensive legal fees. We understand that and will always discuss costs with you at the outset, providing an estimate based on your particular circumstances and issues, leaving no nasty surprises. We can also offer individual funding arrangements including, in some cases, delaying payment of fees until the conclusion of the matter. In many cases, we will be able to provide a fixed fee quote for some or all of the work required.

Equity release

Equity release allows you to access the equity (cash) tied up in your home without having to sell it. There are various schemes, each with their own benefits, but the legal arrangements can be complex. With our vast experience in this area and our approachable, plain-speaking solicitors we’ll translate the legal jargon and we can help you understand how those arrangements affect you, your property, and your family.  

Joint ownerships and declarations of trust

When two or more people buy a property together a decision has to be made on how it is to be owned, and what happens to a person’s share in the event of their death. Additionally, you may need to consider the tax implications of purchasing the property, dependant on whether or not you’re going to be living there.

While co-ownerships can be complex, our experienced Wills and Probate team is on hand to provide advice and guidance, and tailored solutions to resolve or avoid problems.

Mortgages and remortgages

Most mortgages are taken out at the time a property is purchased, but further down the line you might want to change your mortgage (remortgage) without moving house – to reduce or increase monthly payments, or to raise capital. Whatever your personal situation we provide a knowledgeable and sensitive service to ensure you have a handle on the legalities and get your paperwork processed speedily and with minimum fuss. So that you can get on with the more interesting things in life!
